RENTAL APPLICATION POLICIES & PROCEDURES

I agree to the rental application policies and procedures.
APPLICANTS
• Each person over 18 years of age that will reside in the home must be listed on the application and provide supporting documents. If more than two people of age will be residing in the home, additional applications must be submitted along with supporting documents.
• Applications must be fully completed. Incomplete applications that do not include all supporting documents will not be processed.
• If approved applicant has two (2) working days to sign the lease. The lease begins on the date signed.
INCOME CRITERIA
• Applicant’s gross monthly income must be at least two times the amount of monthly rent.
• Length of employment and/or job stability will be a factor of consideration.
• Income will be verified from copies of the applicant’s most recent 2 pay stubs and tax return (must be provided by applicant with application).
• Self-employed or Family-employed applicants must provide twelve (12) months of bank statements and three (3) years of tax returns.
• Any applicant receiving government income (disability, retirement, etc) must prove the income with official documentation.
RESIDENTIAL CRITERIA
• Current and prior landlords’ references will be checked. Failure to pay rent on time, to give a 30-day notice in writing prior to termination of tenancy, to protect property or to respect the rights of other residents, will disqualify the applicant. Applicant’s willingness and ability to care for his/her current residences will be confirmed.
• Stability of residency (frequency of moves) and length of residency in the community will be a factor of consideration.
PET CRITERIA
• Most of our homes do not allow pets. Please inquire if the property you are applying for is pet- friendly.
• Applicant must inform the company if a pet is intended to be in the home at any point.
• Pet-friendly homes will require a $200 non-refundable pet deposit and $20 monthly fee for each pet that will reside in the home.
• A separate pet policy is available when requested for review.
APPROVED APPLICATION PROCESS
• Applicant will be notified by text if an application is approved.
• Applicant has two (2) business days after notification to sign lease.
• Upon lease signing, applicant must provide cash for deposit and first month’s rent.
• A twelve (12) month lease must be signed by each adult (18 years of age or older) that will be residing in the property.
• Each tenant must provide valid government issued identification (i.e. driver’s license, military ID, passport) before signing the lease.
• If a lease is signed after the first day of the current month, the following month’s rent will be prorated for each day of the month prior to the lease signing.
DENIED APPLICATION PROCESS
• Applicant will be notified by text if an application is denied.
• A letter will be provided for the applicant citing the reason(s) the application was denied.
